April 22, 2022 | Owner of the Marketplace has submitted a Proposal/Application for a horizontal mixed use development plan including:

  • Demolish approx 55,636 sq ft of existing commercial tenant space (former Nob Hill Foods, Sports Clips, cleaners, pharmacy)
  • Construct 40 single-family detached Condominium units
  • Construct 4 Junior Dwelling units
  • Renovate an existing 1,869 sq ft building (Starbucks) for an existing Eating & Drinking Establishment
  • 6 Proposed Residential Guest Parking Spaces
  • 34 Existing Parking Spaces for Commercial Uses; and
  • ​Subdivide the project area into 18 new parcels with a Vesting Tentative Map for Condominium Purposes

CAMPAD is Against this Project:

  • The current proposal is yet another contrived plan to subdivide the shopping center that does not meet the City's own guidelines of Mixed Use and Walkable City principles
  • There are already 4,500 Housing Units approved (including 675 low income) two blocks away at Bishop Ranch
  • The Mayor and City Council should place an immediate priority on developing a specific plan for the entire Market Place area including the Sports Basement and Marriott site plus the Buffalo Wild Wings site - in keeping with their own General Plan requirements (see below)
"​The City General Plan encourages joint redevelopment and a Master Plan analysis between the Marketplace Center and the Orchard Supply Center parcel (1041 Market Place – now Sports Basement). The analysis could facilitate improved circulation, access, visibility, and broaden the mix of uses on one or both sites in a way that better supports successful retail at one or both sites. Ultimately, the Planning Commission will determine the level of analysis required of the Property Owner/Applicant to satisfy the General Plan policies."
